I started with one van and a pager. The people here now are the reason it worked — my lead tech has been with me nineteen years. I'm not in a hurry and I'm not looking for the highest bidder. I want to meet the person, walk them through a season, and hand this off the way I'd want it handed to me.

Margaret K., owner

About the business

Residential and light-commercial heating and cooling with nine techs, two office staff, and a service-contract base that keeps winters busy and summers booked. Accountant-kept books, a shop lease a buyer can take over, and a name customers have trusted for a generation.

What customers know us for

We answer the phone. Twenty-seven years of showing up the same day in January is why people call us before they call anyone else.

The crew

Fourteen. Nine techs, two in the office, three apprentices. The lead tech has been with me nineteen years and runs the schedule; the office manager has been here twelve and runs everything else.

Why now

I am sixty-three. I would like to spend a winter somewhere warm before I am too old to enjoy it, and I would like to hand this off while it is strong, not when I have to.

How much runs without the owner

Less than people would guess. I have not run a service call in four years. I sign the checks, look at the numbers on Fridays, and take the calls that need an owner. The rest runs.

Where the work comes from

About eleven hundred service agreements, which is most of the revenue. The rest is referral and repeat. We do not advertise and have not for a decade.

Room to grow

Commercial. We turn away small commercial work every month because I never wanted to staff for it. A buyer who did could add a crew and fill it in a year.

Who Margaret would hand it to

Someone who will keep the crew and keep answering the phone at two in the morning, because that is the whole reason our customers stay. I would rather take less from the right person than more from the wrong one.

Terms Margaret is open to

✓ Would consider carrying a noteThe buyer pays part of the price over time out of the business's earnings. Common at this size — and staying tied to the buyer's success can be a feature for a legacy-minded handoff.
✓ Would consider an earnoutPart of the price depends on how the business performs after the handoff.
Anything else Margaret wants you to know

I have had two calls from people who wanted to buy the phone number and let the crew go. I hung up on both. Say what you would do with the people first.
